This book would read as an excellent syllabus for real estates investing. It touches on all the topics with endless lists: “3 things you need to know…” “12 reasons why… “”real estate investing depends on…”6 key factors that…”. These lists are not explained in depth, are difficult to digest without prior practical experience and quickly become tiresome.
The book falls short on the “How you can” part of its title. All the pointers for real estate investing are there but inexperienced real novices like me need some initial hand holding and guidance which this book fails to offer. The first page states “After you read, study, and fully understand the contents of this book, you’ll have the equivalent of a graduate level degree on how to be a do-it-yourself real estate investor.” Well you won’t, but at least you’ll know whats on the syllabus.

One of the biggest misconceptions about house flipping is it requires a great deal of money and paperwork. After reading this book, I learned that house flipping is not just for the wealthy and well-connected. Fast Real Estate Profits in Any Market breaks down the flipping process into easily understood segments.

I found the chapter devoted to the legal end of house flipping especially helpful because this area tends to overwhelm and discourage people who are interested in house flipping. Four different types of mortgages are described, along with tips to help you present an impressive picture of yourself to potential lenders. The chapter also includes samples of standard legal documents commonly used in the industry, including a deed of sale and a contractor agreement. This allows the reader to review these documents at their leisure so that they are not shell-shocked when confronted with them during the house flipping process.

This book also includes a detailed chapter about what to look for in a potential house and an extensive glossary of legal and financial terms. I highly recommend this book to anyone interested in house flipping, but is nervous about the legal and financial aspects of the process.

Customer Review: WHY I gave it 4 STARS instead of 5 stars
I bought 3 tax lien books at a real estate bookshop/workshop and I would rate this tax lien book as #2 out of the three (see my other reviews on what else I bought). I think this book was a good introduction to tax liens but there’s a few things that were in it that I didn’t give it 5 full stars.

Good –
** The back reference materials is probably the most helpful out of this book, specifically the directory of states and their laws.

Bad –
** I don’t really like the tell-all stories of the author’s auction escapades…I want to read a how-to book, I really don’t want to know the person you corrected because what he said was wrong when you overheard him. I don’t really want to see pictures of you and your friends at the auction.

Conclusion
** Overall a 4 out of 5 stars, but please remove some of the autobiography stuff next time. Click here to find out more …

Concise and direct, McLean offers one of the best viewpoints of real estate investing from rentals to flips. This is a good step for beginners. If you also want to learn about buying property below market value and flipping it, consider buying this book with Investing With out Losing: The Beginner’s Guide to Real Estate Tax Lien and Tax Deed Auctions.

Customer Review: Not recommended…
This 1009-paged law school casebook is more like an anthology, wherein the collected works overlap with redundant content. Having read the book twice now, cover-to-cover, it has become clear that the authors are more concerned about proving themselves to the legal community than writing a student-oriented casebook.

Contributing to the repetitiveness seems to be the authors’ knack for turning simple concepts into entire chapter sections all the while managing to continue a self-important attitude. Indeed, the arrogance is displayed throughout. An often repeated phrase is “one of the authors of this case book…” Meanwhile, the authors add full law review articles that contribute little to the subject matter. Fortunately, the authors do give credit where credit is due by citing in bold the authors of those articles-themselves.

All of this and more makes for a poor read. Suffice to say, the authors on this book know little about the meaning of being concise. Readers are fortunate that they did manage to cut 361 pages from their prior edition. One author recently stated that the next edition will be a full 400 pages shorter, which gives one an idea of the present, unnecessary content.

This casebook series is simply in too desperate need of an objective editor to be educational. I strongly recommend that professors, students, and casual readers alike look to other sources of information, such as the equally-priced University Casebook Series. Click here to find out more …

The guide covers how tax liens and deeds may be purchased through self-directed IRAs and their tax status, deferred or tax free.

The guide has been carefully researched and the author has included the experiences of friends who have made many tax lien investments. The guide explains property tax deeds, property tax liens, and tax lien certificates, how to invest in them starting with less than $1,000, and the secrets to maximizing the investment to provide income and growth potential, very thoroughly and carefully. It covers the risks of such investments and the dangers to avoid. It provides a detailed list of states that promote these investments and how to contact them. It also has a wealth of tips and ideas, gleaned from successful investors, on how to earn large profits.

Tax lien certificates and tax deeds as investments are a well-kept secret.
