Customer Review: I TOO USED MR. TIRONE’S HP-12C BOOK TO STUDY FOR THE EXAM
I purchased as much material as I could to help me through the appraisal certification exams, especially so to help me through the books I had to buy! It semed that I kept getting deeper and deeper with each book I purchased, the reviewed book included. I then saw one of my classmate’s book on the HP12C, written by a Mr. John A. Tirone from Michigan. I purchased this book and used it to supplement the calculations in Mr. Fisher’s questions and answers book as well as his Income Property Appraisal book.
The Tirone HP12C book was clear, comprehensive, and as said by others who have commented on Mr. Tirone’s books, I was able to call him with questions on how to solve various income capitalization problems and also on how to fine tune my understanding of the Hewlett packard HP12C financial calculator. To my thinking, every appraisal text I have seen is deficient in assisting us students with the calculations on the HP finance calculators. Updates to this edition include completely revised coverage of REITs, expanded coverage of CMBS, more detail on how underlying economic factors affect property value, and short readings based on current events.

Customer Review: Solid and practical content, but could be better written for students
I bought this book to prepare myself for an internship at some real estate company. Overall, I really like this book because this book:

1. covers extensive areas of real estate finance with solid contents

2. it comes with a CD that lets you see many of the examples given in the book on spread sheets.

3. it gives you a trial version of Argus software.

What I didn’t like about this book is:

1. it doesn’t give exercises on each component it teaches, so you won’t have chances to learn and practice. You will have to wait till the end of each chapter and do problems which are very hard without practicing small exercises.

2. in addition to 1, it doesn’t have any answers in the end of the book, so there is no way you can verify your answers.

3. this book would be so much easier to read if it broke down long paragraphs into smaller ones and used bullet points.

I would still recommend this book since it is very good overall.

Customer Review: Comprehensive Commercial Focus on Real Estate
I took Jack Corgel’s course in the Hotel School at Cornell. We used the third edition of this text, and it covered the spectrum of concepts for a basic introduction to real estate investment. Even though the course focused on commercial real estate, I found the concepts have helped me determine whether I have made good choices in residential real estate, as well. The best aspect of the book (and the course) was applying a discounted cash flow analysis to particular properties. As a method to assess the financial viability of a property by analyzing the rent, tax, depreciation and other effects, the discounted cash flow analysis helped me feel much more confident in my real estate investments.

The book covers four basic areas: investment principles like net present value, real estate markets, mortgage financing, and legal aspects of real estate. Although not flashy with lots of pictures, the essential concepts and methods are thoughtfully explained and applied. I highly recommend this book as a reference to keep on your shelf to refer to periodically if engaged in the acquisition of real estate. Click here to find out more …

Customer Review: Very Insightful
This is the book that just might give your business a boost! After being in the real estate business for over 5 years now, Carla brought up a few new angles that I had never considered in all that time. Her ratios of sales calls-to-closings are pretty close to actual numbers needed and are realistic. I have just re-done my personal marketing pieses and I have met pretty favorable results with them so far.

I grew tired of the constant plugs to buy “up and running in 30 days” and also the audio tapes for the book, so that’s the reason it got 4 stars. Otherwise, it’s a great book to put a spark in your business and re-capture your drive for success.

I’ve been in real estate for 2 years and am constantly looking for books to help me understand this business and of course, how to do it better. This book was just what I was looking for! I highlighted and tooks notes while reading and am now implementing everyting into my system. Customer Review: The best real estate sales book, period.
I’ve actually read this book 3 times and I’m currently memorizing the scripts. This book is great at offering answers to the common objections such as “It costs too much” and “This bedroom is too small”. The FSBO section is amazing. I’ve cold called FSBO’s before with little success…now it’s a breeze.

I understand that marketing is huge in any real estate career, but if you dont know the commmon objections and how to handle them, you’re finished. Become an owner of the book, it’s priceless.

The man who set a world record for real estate sales over 30 years ago, a record that still stands today and no doubt will never be broken by anyone!

There are many other sales authors out there. Some vary from good to poor. Many are based on theory and written by people who have never sold anything. Fewer still have any successful students.

Tom Hopkins speaks from experience. His methods work. They have worked for Tom and his millions and millions of students. If you are in real estate, you must read this book and even more importantly, use it.
